Niamh and Arnold Donnelly really embraced this ambitious project to convert a landmark vacant commercial premises into their forever family home. Combining a living room extension with a few internal layout changes they were able to produce a top-class domestic layout within the existing commercial footprint. The landmark ‘Yew Tree’ Restaurant in Lecarrow had been vacant for a few years when Niamh and Arnold decided to redevelop it into their dream family home.
The building itself was a multi-era building with an older and original stone and lime-built section to the front and a more modern boom time concrete extension to the rear. Niamh and Arnold wanted to achieve an A rated property. This is always a challenge with a retrofit project and particularly so in this case due to the building fabric variety and age. We had to take great care to use appropriate materials and systems to ensure breathability for the fabric where necessary and we had to achieve exceptional U-values and airtightness standards to achieve the overall objective.
The building had to be completely stripped back to the bare structure and deep retrofitted from the ground up. The end result is a masterclass in deep retrofit. The home is beautiful inside and out and Niamh and Arnold achieved their dream of an A rated home with no less than an A1 BER.
